How do I apply for an apartment?

Applications are handled entirely online through our community website. Simply pick out your favorite floor plan and submit your details to kick off the exciting process of claiming your new residence!

What income, credit, and screening qualifications are needed to apply?

All applicants must be 18 or older, provide a government-issued ID, and successfully pass both credit and criminal background checks. You will also need to verify your past rental history and show a combined household income equal to three times the monthly rent to qualify for a home here.

How long does the application approval process typically take?

Application results are usually ready on the exact same day you apply! This lightning-fast turnaround lets you jump right into planning your upcoming move without any stressful waiting periods.

What are your available lease terms and lengths?

We currently offer flexible lease agreements ranging from 3 to 18 months. This awesome variety gives you the freedom to pick a timeline that perfectly matches your active lifestyle!

What is the total estimated cost due at move-in (deposits & fees)?

Initial move-in costs feature a $150 administration fee, a standard security deposit between $200 and $600, plus your prorated first month's rent. Keep in mind that additional deposits might apply depending on your specific approval conditions.

Are security deposits refundable?

Security deposits are completely refundable at the end of your residency. Deductions only occur if there is an outstanding balance, property damage, or a required cleaning charge after you move out.

What is the penalty for breaking a lease, or do you allow lease transfers?

Moving out before your lease expires incurs a termination fee alongside a charge-back for any previously received concessions. Please note that subletting or transferring your agreement to another person is strictly prohibited in our community.

Are pets allowed, and what are the restrictions/fees?

Our community welcomes up to two pets per home with absolutely no weight limits! We do prohibit aggressive breeds and dogs with bite histories, and require a $250 non-refundable fee, a $20 monthly pet rent per animal, and an active $30 annual PetScreening profile.

Is renter's insurance required?

All residents must carry a minimum of $100,000 in renter's liability insurance throughout their entire stay. This essential coverage ensures peace of mind and protects your personal belongings in your new space!

Is this a smoke-free community?

Luxe of Prosper operates as a strictly non-smoking community. To keep the air fresh and the environment clean, smoking is prohibited inside all homes and throughout the shared outdoor areas.

What is the policy on subletting or Airbnb/Short-term rentals?

Subletting your residence or hosting short-term rentals through platforms like Airbnb is not allowed. This rule helps us maintain a secure and consistent living environment for all our permanent residents.

What is the guest policy for overnight stays?

Guests are welcome to stay in your home for up to three consecutive days without needing any prior authorization from our management team. If your friends or family plan to visit longer, just reach out to the office to make arrangements.

Are there restrictions on installing satellite dishes or smart doorbells?

Satellite dishes are strictly prohibited throughout the community to maintain a uniform exterior aesthetic. If you want to install a smart doorbell or make any other modifications, you must get prior approval from our management team.

Is there an HOA and are there specific rules for residents?

You get to enjoy neighborhood living without dealing with any HOA fees or associations! Instead, the property is professionally managed with straightforward community guidelines that ensure an awesome and well-maintained environment for everyone.

How do I pay rent? Can I pay online?

Rent and any associated fees are due on the first of every month and can be paid entirely online. Our digital resident portal and app make it incredibly simple to handle your payments from anywhere!
